In 2012, the housing stock of Samara grew by 900,000 square meters
In 2012, 900,000 m2 of housing was put into operation on the territory of Samara, most of which are multi-storey buildings (555,000m2) and low-rise objects (182,000m2).
Interestingly, by November 2012, the plan to put housing into operation was completed only 1/9 of the time, which greatly concerned the city authorities. But, as it turned out, the delivery of many houses was scheduled by builders for December, and by the very end of the year the plan was completed. In 2012, 6 shared-equity construction projects were put into operation, which for a long time were considered problematic.
Price growth in the Samara primary housing market was 15% in 2012. The high demand for "primary" real estate objects and the appearance of a large number of rather expensive offers led to a jump in the cost per square meter.
Nevertheless, despite the optimistic figures, it is worth noting that the amount of supply in the luxury real estate market in the city is several times higher than the level of demand, which is fraught with problems in the real estate sector in the future.
